The real estate market in Slovenia became demanding and restless in the crisis since 2008. It is restless because price trend expectations differ and it is demanding because customers expect low prices for high quality.
What can customers expect if they want to buy a newly built apartment in Ljubljana? Supply is limited. A very favorable auction of 260 flats in the Celovški dvori facility in Ljubljana has been stopped by the Bank Asset Management Corporation, the facility’s creditor.
On the other hand 226 luxury apartments are now available in Ljubljana however their prices are too high for an ordinary customer. For example those who have more than 150.000 to 1 million Euros can afford an apartment in the Situla along the railway in Ljubljana.
The main funder of the bank Hypo Alpe Adria and director Mitja Križaj said that the favorable sales of Celovški dvori would have caused a free fall in housing prices in Slovenia.
